Toronto has more EV owners living in condos than almost anywhere else in the GTA, and it's also where EV charger installations run into the most friction, not from the electrical work itself, but from the approval process that has to happen before anyone touches a panel. If you own a unit and drive an EV, the good news is you have more leverage than most boards let on.

You Have a Legal Right to Request One

Under Ontario's Condominium Act, condo corporations can't simply refuse an owner's request to install an EV charger for their own parking spot. The board can set reasonable conditions, timelines, and installation standards, but an outright "no" isn't one of the options the law gives them. In practice this means most of the friction Toronto condo owners run into isn't a flat refusal, it's boards asking for more documentation, a specific electrician, or a delay while they figure out their own policy for the first time.

The Board Has 60 Days to Respond

Once you submit a written request, the condo corporation has 60 days to respond with approval, conditions, or a formal reason for refusal. A lot of Toronto buildings, especially older ones that haven't dealt with an EV request before, use most or all of that window simply because they don't have a policy yet and need to loop in their property manager and sometimes their engineer. If you're planning around a vehicle delivery date, submit the request as early as possible, the 60 days is a ceiling the board can use, not a courtesy they'll rush to beat.

What the Board Is Actually Assessing

Most Toronto condo boards aren't evaluating whether you're allowed to have a charger, they're evaluating whether the building's shared electrical infrastructure can absorb it without every owner eventually wanting one too. That's the real reason for the paperwork: they need to know your parking spot's proposed circuit won't overload the garage's main service, and increasingly, they want a load management plan showing how charging gets shared fairly as more owners apply. This is also why a lot of boards now require chargers with network-connected load management hardware rather than a basic Level 2 unit, even though the Act doesn't require that specific type.

Where the Electrical Assessment Actually Happens

• Panel and riser capacity — whether the building's electrical infrastructure in your parking area has room for another circuit, or whether it's already near capacity from prior installations.
• Distance from source to your spot — parking garage wire runs are frequently the single biggest cost variable, since conduit sometimes has to travel the length of the garage rather than a short home garage run.
• Whether load management is required — some Toronto buildings mandate it as building policy; others don't yet have one, in which case we'll flag that gap for your property manager rather than assuming it's not needed.
