Condo electrical work sounds like a smaller version of a house call, but it runs by a different set of rules. The building's main service, risers, and common-area wiring are shared infrastructure managed by the condo corporation. Everything inside your suite is yours to maintain. What's Almost Always In-Suite
A tripped breaker, a dead outlet, a flickering light, or a subpanel that's out of capacity for a renovation are all issues inside your unit's own electrical system. These get diagnosed and fixed directly, the same as any residential call, without needing sign-off from the board or property manager.
What Usually Needs Board Approval
Anything that touches shared infrastructure is a different process. The most common example is an EV charger installation for a condo parking spot: the circuit typically has to run through common-area electrical rooms or tie into a building-wide load management system, so most condo corporations require board approval, a licensed contractor's insurance certificate, and sometimes a formal application before work starts. Renovation work that changes anything in a common electrical room, or that requires extended access to shared spaces, usually falls into the same category.
Why Getting This Wrong Is Expensive
Two mistakes are common, and both cost time or money. The first is treating a simple in-suite repair like it needs board sign-off, which just adds unnecessary delay.
