Why Insurers Ask for an Inspection
A few things reliably trigger the request: an older panel brand like Federal Pacific or Zinsco, knob-and-tube wiring still active in the home, aluminum branch wiring from the 1960s or 70s, or simply a home old enough that the insurer has no record of the electrical system's condition. It also comes up after a claim, even an unrelated one, as insurers reassess overall risk on the property.
What an ESA Electrical Safety Inspection Covers
An electrical safety inspection checks the panel's condition and capacity, the type and condition of the home's wiring, grounding and bonding, and the general safety of outlets and circuits throughout the property. You get a written report, and where the insurer specifically needs a certificate, we pull the ESA permit and schedule the official inspection.
Knob-and-Tube and Aluminum Wiring: The Two Biggest Flags
These two wiring types account for most of the insurance-driven inspections we do. Knob-and-tube, common in homes built before the 1950s, lacks a ground conductor and has insulation that degrades with age. Aluminum wiring, common through the 1960s and 70s, is prone to loosening connections at outlets and switches as it oxidizes. Both are manageable with the right remediation, whether that's a full rewire or, for aluminum, approved connectors at each junction, but insurers want documented proof it's been addressed.
What Happens If the Inspection Finds a Problem
Finding an issue isn't the end of the process. You get a clear report of what needs correcting and a quote for the work. Once it's done, we schedule the ESA inspection and you receive a certificate your insurer can use to finalize or renew your policy. Most homeowners are relieved to find the fix is more contained than they expected.
